Floating Leasing Consultant

It's 10 a.m. on a Saturday and you're pulling into a property you've only been to twice before. The model needs a quick check, there's a tour in 45 minutes, and the leasing office at your home site just texted asking for a renewal packet. That's a floating consultant's morning.

The Role

CommonPlace is hiring a Floating Leasing Consultant to cover multiple communities across Charlotte. This isn't a single-site position where you get comfortable with one floor plan and one comp set. You're moving between properties, stepping into different leasing offices, and expected to perform at the same level regardless of which site you're standing in. The pay runs $24 to $25 per hour plus commission, and benefits include medical, dental, vision, life insurance, short and long-term disability, and a 401k, along with paid vacation, sick time, and volunteer time.

The core of the job is traffic and conversion. You'll greet prospects, conduct tours, walk people through applications and screenings, collect deposits, execute lease agreements, and get residents to the move-in finish line with their files clean and their renter's insurance confirmed. Renewals are part of the job too: preparing documents, sitting down with residents, and keeping occupancy from bleeding out the back door.

Beyond the leasing cycle itself, you'll monitor curb appeal and make-ready readiness in coordination with maintenance, stay current on the local comp set, and keep digital lead sources active through social media, listing platforms, and property websites. Response time on leads matters here. Speed and follow-through are what separate a good leasing consultant from one who just shows units.

What CommonPlace Is Looking For

• Prior leasing experience preferred; customer service or sales background considered
• Comfortable with Microsoft Office; OneSite or AppFolio experience is a plus
• Strong written and verbal communication
• Weekend availability is required
• Valid driver's license, current insurance, and reliable transportation (you will be driving between sites regularly)
• Ability to stand, walk, and move through properties for extended periods

The floating format is genuinely useful for consultants who want to build toward an assistant manager or property manager role. Exposure to multiple sites, multiple rent rolls, and different lease-up or stabilized scenarios gives you a broader read on operations than a single-site role typically allows. If you're early in your PM career and want to accelerate, this kind of multi-property visibility is hard to replicate otherwise.
