It's 7:45 a.m. on a Monday in August, and the move-in rush is on. A dozen incoming residents are scheduled to pick up keys before noon, and your punch list from the weekend still has two units with open work orders. That's the tempo at View on 10th, Scion's student housing community on Speight Ave in Waco.

The Scion Group is hiring a full-time Facilities Technician I for this property. The role sits at the center of daily operations: service requests, make-readies, preventive maintenance, and the kind of responsive follow-through that keeps residents satisfied and the asset performing. Student housing turns hard and turns fast, and this position is built for someone who can manage multiple priorities without letting anything fall through.

What the Work Actually Looks Like

Day-to-day, you're executing assigned maintenance tasks and responding to resident service requests across the property. That means routine plumbing and fixture repair, basic electrical and lighting work, appliance troubleshooting, carpentry, and painting. Preventive maintenance is a real part of the job: cleaning coils and condensers, changing air filters, lubricating equipment on schedule. You'll document everything you complete, including parts used and any follow-up needed, and submit those records daily. Apartment turns are a major seasonal responsibility. Getting units rent-ready on time, and meeting the completion dates set by the Facility Manager, directly affects occupancy and move-in experience. You'll also carry on-call responsibility for after-hours and weekend emergencies outside of approved PTO periods.

Strong candidates treat documentation as seriously as the repair itself. In student housing, a missing work order note or an unsigned completion log can create real liability exposure, and Scion's SOPs reflect that. Technicians who stay organized under pressure and communicate clearly with both residents and supervisors tend to advance quickly in this environment.

Requirements

  • High school diploma or GED
  • Certified Pool Operator (CPO) credential, or commitment to obtain within six months of hire
  • Valid driver's license
  • Ability to stand for eight or more hours per day and lift up to 100 lbs.
  • Basic computer skills sufficient to access work order and property management systems
  • Flexible availability to cover after-hours on-call and weekend emergencies
  • Clear communication skills and a dependable attendance record
  • Must be eligible to work in the United States (visa sponsorship is not available)
