Eviction Specialist
Evergreen ResidentialDelinquency management in single-family rental at scale is a different animal than multifamily. There's no front office, no centralized community to post notices, and legal compliance varies county by county across a dispersed portfolio. Evergreen Residential, a Dallas-based institutional SFR and build-to-rent platform founded in 2021, is hiring an Eviction Specialist to sit inside their Charlotte, NC office and own this process end to end.
What This Role Actually Covers
The core of the job is managing the notice and eviction pipeline with consistency, legal accuracy, and a steady hand on resident communication. That means running Notice to Pay or Quit cycles monthly, preparing eviction files on non-compliance cases, coordinating with field teams on occupancy checks, and tracking cases through legal until resolution. Squatter situations fall under this role too, which require a firm grasp of state-specific unlawful detainer law, not just standard eviction process.
On the communication side, this role carries more resident-facing volume than most eviction-adjacent positions. You're reaching out daily or weekly to residents in the pipeline, walking them through options, fees, and timelines. You're also fielding residents who've submitted a Notice to Vacate and working to retain them where possible. When lease expirations come up, you're educating residents on renewals, rent adjustments, and local market comps. The role requires you to hold two registers at once: firm on process, clear on deadlines, while staying professional and solution-oriented in every interaction.
Health and safety inspection requests, dashboard management, reporting to leadership through third-party software, and coordinating lockout and court date communications across internal teams all sit in this lane as well.
Qualifications Worth Knowing
- High school diploma or GED required
- At least one year of property management experience, preferably in residential single-family
- Working knowledge of local and federal laws around evictions, lockouts, and notices
- Strong written and verbal communication skills, particularly under pressure
- Basic accounting and math skills; comfort with Microsoft Word, Outlook, and Excel
- Exceptional organization and detail orientation, managing multiple active cases simultaneously
- Proactive, self-directed work style with the ability to meet consistent monthly deadlines
This is a five-day, in-office role based in Charlotte, Monday through Friday, with occasional evening or weekend hours.
