Scion is a specialist in student housing, and this position sits at the intersection of leasing, marketing, and community operations across two properties in Columbia, Missouri. Columbia is a college town anchored by the University of Missouri, which means the leasing calendar here is extremely seasonal. The annual turn is the defining event of the year, not just a busy stretch. Everything builds toward it and recovers from it.
Day to day, you're coaching leasing staff, running market surveys to track what competitors are offering and adjusting messaging accordingly, and overseeing on-campus marketing events designed to drive traffic during the lease-up cycle. You'll manage social media presence across Instagram, TikTok, and Facebook, which in student housing isn't optional outreach. It's often the primary channel your prospective residents actually use. You'll also handle concessions and promotional material within budget, track KPIs to spot leasing trends before they become problems, and coordinate with facilities staff to make sure resident work orders get closed out with the kind of communication that keeps satisfaction scores intact.
The General Manager relies on you to keep the experience team sharp, trained on Fair Housing requirements, and aligned with company standards. You're not just executing tasks. You're building a team culture that residents actually feel when they walk in the door or send a message at 10pm.
