Community Manager

Multifamily leasing has evolved well past showing floor plans and handing out brochures. At Class A communities, the person who greets a prospect, closes the lease, inspects the make-ready, and then follows up on a service issue three weeks into residency is doing the work of three different roles from a decade ago. The Community Relations Manager position at Cortland's Valley Ranch property in Irving reflects that reality: it's a full-cycle role that connects sales performance to resident retention to daily operational support, all on a single platform.

What the Role Actually Requires

Cortland is a vertically integrated top-10 multifamily operator, and that structure matters for understanding this position. You'll work alongside the Community Manager as an operational partner, which means your day includes both pipeline management and property walkthroughs. On the leasing side, you'll manage a sales pipeline with disciplined follow-up, use consultative techniques to understand what a prospect actually needs, and keep CRM records current so nothing falls through. On the operations side, you'll conduct inspections of vacant units and make-ready apartments, complete move-in and move-out walkthroughs, monitor curb appeal, and manage vendor relationships to keep projects on schedule.

Resident experience sits at the center of both tracks. You'll plan and execute engagement programs, maintain the community's social media presence, and handle resident concerns with the kind of composure that turns a complaint into a retained lease. The leasing goals and KPIs are real, and Cortland will measure your conversion rates and occupancy contribution directly.

The qualifications Cortland is looking for:

  • At least two years of measurable sales success in a high-velocity, short-cycle environment (multifamily, luxury retail, hospitality, premium automotive, or similar)
  • Demonstrated history of meeting or exceeding sales quotas and managing an active pipeline
  • Strong organizational skills covering administrative processes, compliance, and Fair Housing awareness
  • Comfort with property management software, CRM systems, and Microsoft Office
  • Confident communicator with the ability to resolve complex resident concerns professionally
  • High school diploma required; bachelor's degree preferred

What the Role Builds

If you want to move toward a Community Manager role, this position is a structured path to get there. You'll gain direct exposure to the full P&L drivers of a multifamily asset: occupancy, traffic conversion, delinquency management, and the operational decisions that protect NOI. Working inside a vertically integrated firm like Cortland also means you'll see how in-house design, construction, and management connect, which is knowledge that transfers broadly across the industry.

The candidates who tend to separate themselves in this kind of role aren't necessarily the ones with the most multifamily experience. They're the ones who treat follow-up as a discipline rather than a reminder, who can read a punch list and a leasing report with equal comfort, and who understand that a resident's first 90 days of occupancy matters just as much as the day they signed the lease. Irving's DFW market is competitive, and Valley Ranch draws residents who expect a premium experience at every touchpoint. Showing up with that standard already internalized is what puts a candidate ahead.
