Community Manager

Cortland operates as a vertically integrated multifamily owner and operator, which means the people working at the community level aren't just executing someone else's playbook. They're part of a company that controls design, construction, and management in-house. That context matters for this role, because the Community Relations Manager at their Manassas property carries real weight in how the brand shows up every day.

This position sits at the intersection of leasing performance and resident experience, and it genuinely requires both. You'll support the Community Manager in keeping daily operations running well, which includes inspecting vacant units, checking on make-ready apartments and models, walking move-ins and move-outs, and making sure curb appeal and policy compliance stay consistent. Vendor relationships fall into your orbit too. You're the person who notices when something's off and follows through until it's resolved.

On the leasing side, this is an active sales role. You'll manage a pipeline, follow up on leads with real discipline, use CRM tools to track every touchpoint, and close leases. Cortland markets itself as a premium living experience, so the consultative approach matters here. Prospects aren't just looking at price per square foot; they're deciding whether this feels like home. The ability to read what someone actually needs and speak to it clearly separates the people who hit their numbers from the ones who miss.

Resident life doesn't stop at the lease signing either. You'll plan and run community events, manage the property's social media presence, and build the kind of ongoing relationships that generate referrals and renewals. That requires genuine follow-through, not just charm at move-in.

What makes someone strong here

The candidates who tend to thrive in roles like this come from environments where the sale cycle is short and the client expectation is high. Multifamily leasing is the obvious path, but luxury hospitality, premium retail, and similar fields translate well. What matters most is that you've hit measurable targets consistently and that you can honestly say your follow-up habits are tight. Plenty of people are great in the room with a prospect; fewer are equally disciplined when it comes to the CRM entry afterward and the next-day callback.

  • 2 or more years of sales experience in a high-velocity, quality-focused environment
  • Demonstrated track record of meeting or exceeding leasing or sales quotas
  • Comfort with property management software and CRM systems
  • Strong communication skills and the ability to handle difficult conversations with residents calmly
  • Experience with social media marketing and community engagement programs
  • Knowledge of Fair Housing guidelines and general compliance expectations
  • High school diploma required; bachelor's degree preferred
