MG Properties has been acquiring, developing, and managing apartment communities across the Western U.S. for over three decades. They're not a startup figuring things out. The infrastructure is there. What they need at Westview Heights in Portland is someone who can actually run the place.
The Community Manager here owns the full picture: hiring and developing the on-site team, keeping occupancy healthy, managing the budget, and handling the day-to-day operational reality of a residential community. That means reading your T-12, understanding where NOI is trending, and knowing when delinquency is creeping up before it becomes a problem. It also means being present enough to know when a maintenance tech is overwhelmed or a leasing consultant has stopped converting traffic. The job is as much about people management as it is about numbers.
Portland's rental market has seen real pressure in recent years, with regulatory changes around rent increases and tenant protections affecting how operators approach pricing and concessions. A manager coming into this role needs to understand that context. You can't just run the playbook from five years ago and expect the same results.
Yardi experience is preferred, which tells you something about how MG Properties tracks performance. If you've been managing without a platform or piecing things together in spreadsheets, there may be a learning curve. If you're already comfortable pulling reports and managing workflows in Yardi, you'll move faster.
The honest part of this job: community management in a residential setting means you're accountable for outcomes you don't always control. A turn that drags. A maintenance emergency that lands on a Saturday. A resident situation that escalates before your team catches it. The managers who do well in roles like this aren't the ones who avoid those moments. They're the ones who've developed a system, built a team they trust, and know how to respond without everything falling apart.
Compensation includes base pay plus monthly and performance-based bonuses, profit sharing, a 401(k) with employer match, and a full benefits package covering medical, dental, and vision. PTO, paid holidays, personal days, and paid sick time are included. Rental discounts are also available as part of the package.
If you've been running a property and you're good at it, this is a role where that experience translates directly. MG Properties has the scale and the tenure to offer real stability. What they need is someone ready to take ownership of Westview Heights and make it run well.
