Community Manager - Villa St. Margaret

This role covers multiple properties across the Portland metro area, which means your week probably won't look the same twice. One day you're running a team standup at one site, the next you're reviewing a punch list at another, then handling a delinquency situation or sitting in on a lease signing somewhere else entirely. A valid driver's license isn't a formality here. You'll use it.

CloudTen Residential operates a genuinely varied portfolio: hotel-to-residential conversions, high-rise lease-ups, value-add repositioning. That range matters for this role because each property type carries its own operational personality. A lease-up runs differently than a stabilized garden-style community, and a conversion brings its own quirks around resident expectations and maintenance history. The multi-site Community Manager here needs to shift gears between those contexts without losing focus on the details that matter at each one.

Day-to-day, the work spans the full scope of site management. You'll oversee rent collection and delinquency, monitor expenses, prepare budgets, and keep accounting procedures clean. You'll hire and train on-site staff, conduct inspections, enforce move-in and move-out protocols, and make sure service requests get resolved within 24 to 48 hours. On the leasing side, you'll track market trends, adjust pricing as conditions shift, and support retention through timely renewals. Fair Housing compliance runs through all of it.

The honest part: multi-site work is demanding in ways a single-property role isn't. You're responsible for multiple teams who each need clear direction, and you're doing it across locations. Resident concerns and staff issues don't wait for you to arrive at that property. Strong organizational discipline and the ability to manage competing priorities without dropping the details are what separate candidates who thrive in this setup from those who find it overwhelming.

What CloudTen is looking for

• At least two years of property management experience, with demonstrated comfort in a leadership capacity
• Solid working knowledge of Oregon landlord-tenant law and Fair Housing regulations
• Proficiency in Microsoft Office and at least one property management software platform
• Comfort with basic accounting: budgets, deposits, expense tracking, delinquency management
• A valid driver's license and the ability to move between sites regularly
• High school diploma required; college coursework or a degree is preferred
