You'll carry full P&L responsibility for a multimillion-dollar apartment community in Daytona Beach, with accountability spanning NOI, occupancy, leasing velocity, expense control, and the resident experience from first tour to renewal.
What This Role Actually Requires
The financial side is non-negotiable. You'll own the budget, track performance against your T-12, and make spend decisions that protect NOI without letting the asset drift. That means reading your numbers with genuine fluency, not just reporting them upward. When occupancy softens or concessions creep up, you'll need to diagnose the cause and respond with a plan, not a status update.
On the leasing side, you'll set team goals, monitor traffic-to-lease conversion, and coach your team through the full sales cycle. Cortland operates at a premium, so the expectation isn't just closing leases. It's creating the kind of prospect experience where the decision feels easy. You'll work alongside corporate marketing partners on campaigns and maintain the community's social presence, but the on-the-ground execution is yours.
Operations at this level means regular property inspections, vendor management, contract negotiation, and strict adherence to Fair Housing and OSHA standards. You'll field escalated resident concerns personally and set the tone for how your team handles the ones that don't reach your desk.
Who Fits This Role
- At least 2 years of sales leadership in a high-velocity environment: multifamily, hospitality, luxury retail, or a comparable short-cycle sales setting
- Demonstrated results on occupancy, revenue, and NOI targets (not just familiarity with the concepts)
- Experience building and coaching a team, with a track record of accountability and development
- Strong financial acumen: budgeting, forecasting, and expense management at the community level
- Comfort with property management software, CRM platforms, and data-driven decision making
- High school diploma required; bachelor's degree preferred
