Community Manager
Hawthorne Residential PartnersIt's a Tuesday morning, and before the leasing office opens you're already pulling the prior day's traffic numbers in Knock, reviewing a delinquency report in Yardi, and checking in with your maintenance supervisor about two pending make-readies. That's the rhythm of a Community Manager role at Hawthorne Residential Partners in Greer, SC, and it suits people who want ownership over real outcomes, not just tasks.
What This Role Actually Covers
Hawthorne is one of the larger Southeast-rooted multifamily operators in the country, and this position puts you at the center of a full community operation. You'll carry responsibility for the financial performance of the property, including budget management, rent collection, deposit accounting, and delinquency tracking. Occupancy goals, renewal strategy, and pricing decisions live on your plate. So does the resident experience, from handling escalated concerns to organizing community events that actually move the needle on satisfaction scores and online reputation.
On the leasing side, you stay hands-on. Conducting tours, responding to leads, and guiding prospects through the process are part of the job even at the manager level. You'll also manage vendor relationships, oversee work order flow alongside your maintenance team, and keep common areas and amenities in strong condition. Social media management for the community falls under this role as well.
Team leadership is the other half of the work. You'll hire, train, and coach both office and maintenance staff, run weekly team meetings, and serve as the primary culture driver on site. Hawthorne's internal career path program is built around this kind of development work, and Community Manager is explicitly positioned as a stepping stone toward Regional Manager.
Qualifications and What Sets Strong Candidates Apart
- High school diploma or GED required
- At least two years of multifamily property management experience, including time as a Leasing Consultant and Assistant Community Manager
- Six months of Community Manager experience strongly preferred
- Yardi, Knock, and Microsoft Office experience preferred
- Valid driver's license required; CAM, CAPS, or a real estate license is a plus
The candidates who tend to perform well here aren't just operationally strong. They can read a T-12, connect a budget variance to a leasing trend, and explain both to ownership groups clearly. Greer sits in the growing Greenville-Spartanburg corridor, a market that has seen consistent population and employment growth, which keeps occupancy pressure real and renewal strategy important. A manager who treats renewals as a revenue tool rather than an afterthought will find traction here.
Schedule is Monday through Friday, 9 AM to 6 PM, with Saturdays from 10 AM to 4 PM. One weekday off is built in each week to keep the schedule at 40 hours. Occasional evenings may come up around resident events. Compensation includes base salary plus monthly leasing and renewal commissions and quarterly performance bonuses.
