Community Manager

Community Manager roles at stabilized, well-capitalized portfolios like AIR Communities carry a different weight than your average fee-management gig. The expectations around NOI accountability, resident experience, and team development are real and measurable. This isn't a property that runs itself.

AIR Communities is hiring a Community Manager for Burano Hunters Creek, a garden-style community in Orlando's Hunter's Creek submarket. You'll have full operational ownership: budget performance, leasing and renewal production, maintenance oversight, and the people responsible for all of it. AIR leans on its community managers to function as genuine business leaders, not just building supervisors. The commissions structure for new leases and renewals reflects that expectation.

What the Day-to-Day Actually Looks Like

Your week runs Tuesday through Saturday, 10 a.m. to 6:30 p.m., which is standard for a leasing-active community. A typical day mixes morning team huddles, reviewing delinquency and traffic numbers, walking the property for make-ready status, handling resident escalations, and closing your afternoon with leasing follow-up. The financial side stays live in the background: variance reporting, budget pacing, concessions decisions. You'll have at least two direct reports, so coaching and accountability conversations are a regular part of your week, not quarterly events.

Platform fluency matters here. AIR uses tools consistent with Entrata, SmartRent, and Salesforce-adjacent systems. If you've been logging in manually or relying on your team to pull your own reports, that'll need to change.

What Strong Candidates Bring

  • At least four years across sales, customer service, and operations, with a preference for property management or a hospitality or retail background with transferable service instincts
  • Two or more years of direct leadership in property management, meaning you've owned the team, not just contributed to it
  • Demonstrated ability to use leasing metrics and performance data to coach, not just report
  • A working understanding of property financials: budget-to-actual, occupancy trends, and how operational decisions affect NOI
  • Comfort with a Tuesday-Saturday schedule and flexibility when seasonality shifts volume
  • Reliable transportation

One honest note about the market: Orlando's rental landscape has seen meaningful supply growth over the past few years, and occupancy pressure is real across many submarkets. Managers who understand concessions strategy and can hold renewal rates without burning resident goodwill will have a clear advantage here. That's the skill set AIR is looking for, even if the posting doesn't spell it out that plainly.

AIR offers a compensation package that includes performance-based commissions, a full benefits suite with medical, dental, vision, company-paid disability, a 401(k) with up to 6% match, paid parental leave up to 16 weeks, tuition assistance, and an on-site apartment discount for eligible team members.
