At Alpine Vista Village, a 123-home manufactured housing community in Loveland, Colorado, those skills get exercised every day across a property where you're the senior decision-maker on site. If you've managed occupancy, chased delinquency, handled eviction workflows, and coached a small staff, you already speak the language this role requires.
Manufactured housing communities operate under a distinct set of rules compared to conventional multifamily. Lot lease agreements, state-specific MHC regulations, and relationships with community development agencies all create compliance demands that go beyond what a typical apartment manager handles. Comfort with that regulatory environment, or the ability to get up to speed quickly, matters here.
What You'll Be Responsible For
The core of the job is operational management: rent collection, delinquency review, bi-monthly deposits, lease enforcement, and making sure community rules are upheld consistently. You'll oversee new resident applications, manage the on-site team through hiring, training, and performance reviews, and serve as the primary contact when residents bring concerns or grievances to the office.
The financial side of the role includes reviewing receivables, monitoring performance against budget, and identifying where efficiency or profitability can improve. On the compliance side, you'll coordinate with local agencies and law enforcement as needed, prepare required regulatory reports, and maintain Fair Housing standards across all operations.
- 1 or more years managing a manufactured housing or multifamily community of 100-plus units
- Demonstrated experience with rent collection and delinquency management
- Comfort with property management software and basic accounting systems
- Strong conflict resolution skills and a customer service mindset suited to this community demographic
- Marketing and leasing experience to support occupancy and lot/home availability
- Valid driver's license required
- Ability to live on site (a 2-bedroom, 2-bathroom manufactured home with a fenced backyard and storage shed is provided)
