Resident Director
PeakMade Real EstateRenewal leasing is a discipline of its own, and this role at PeakMade Real Estate in Springfield, Missouri leans on it hard. The Resident Director position lives at the intersection of sales technique, relationship management, and operational coordination. If your leasing background has sharpened your instincts around retention strategy and renewal timing, this is where those skills get a real workout.
The Skill Set This Role Runs On
Renewal ratio improvement doesn't happen through enthusiasm alone. PeakMade is looking for someone who can read leasing data, identify where momentum is slipping, and adjust the approach before occupancy takes a hit. You'll work directly with the Property Manager and Regional Manager to set renewal goals and build the plans to hit them. That means you need to be comfortable pulling accurate reports in Entrata, spotting the gaps, and communicating what you're seeing to leadership. Verbal skill matters here too. You'll be the one building relationships with university contacts, running guarantor events, and mentoring leasing staff through the full leasing cycle from prospect call to signed renewal.
Student housing has its own rhythm. The academic calendar compresses your leasing season, and renewals often need to close while current residents are still settling into their lease year. Strong candidates in this space don't wait for renewal conversations to come to them.
Day-to-Day Responsibilities
- Lead the property's renewal leasing program and track progress against budgeted occupancy targets
- Coordinate with the Property Manager to monitor leasing activity and support areas showing weakness
- Oversee internet lead response, prospect calls, and property tours conducted by the leasing team
- Assist residents and guarantors through renewal paperwork, move-in, move-out, and lease takeover processes
- Plan and execute renewal parties, guarantor events, and team competitions to drive retention
- Audit lease and renewal files alongside the Leasing Manager for compliance and bonus submission accuracy
- Conduct weekly team meetings, deliver training sessions, and manage staff scheduling
- Participate in property inspections and contribute to upkeep of office and common areas
- Build and maintain relationships with local universities and community organizations
