Community Manager Manufactured Housing Community Plus Housing
Investment Property GroupCommunity management in manufactured housing demands a different skill set than conventional multifamily. Rent collection, delinquency follow-through, and lease enforcement matter in any asset class, but in a land-lease or home-ownership MHC, you're also coordinating with residents who have a deeper physical stake in the community. They own their homes. The relationships are longer, the grievances can be more personal, and the community dynamics require someone who genuinely knows how to build trust alongside enforcing rules.
What This Role Requires Day to Day
Alpine Vista Village is a 123-home community in Loveland, and Investment Property Group is looking for a Community Manager to run it. The core of the job involves financial oversight (rent collection, bi-monthly deposits, delinquency review, and accounting reporting), staff management (hiring, training, evaluations, and coaching), and resident relations that range from routine service requests to formal grievance processes. You'll also manage compliance with regulatory requirements, fair housing law, and company policies, and serve as the point of contact for local development agencies and law enforcement when needed.
On the leasing side, you'll oversee the application and move-in process for new residents, and you'll use marketing and sales skills to keep occupancy strong. Loveland's Front Range location means steady regional demand, but occupancy in MHC requires active management of lot availability and home inventory, so those skills carry real weight here.
Living on site is required. The position includes a two-bedroom, two-bathroom manufactured home with a fenced backyard and storage shed. This isn't incidental to the job. On-site presence is a functional part of how a community this size operates well.
Skills This Role Puts to Work
- Delinquency management and resident account review, including understanding when to escalate to legal work-up
- Staff leadership across a small on-site team, including performance coaching and accountability
- Conflict resolution with residents who have long tenures and strong opinions about community standards
- Compliance tracking for regulatory reporting to partner agencies
- Property management software and basic accounting systems for daily operations
- Occupancy and traffic management through active marketing of available lots or homes
Qualifications and What Sets Strong Candidates Apart
IPG is looking for at least one year of management experience at a manufactured housing or multifamily community of 100 or more units. Beyond that baseline, the candidates who tend to excel in roles like this one are the ones who can hold firm on community rules without creating adversarial relationships. In MHC, that balance matters more than in conventional apartments, because you're dealing with people who may have lived in the community for a decade or more. Patient consistency beats reactive enforcement every time.
Strong written and verbal communication skills are important here because you're regularly interfacing with residents, contractors, local agencies, and your own staff. The ability to stay organized through frequent interruptions, while keeping longer-term operational goals on track, is something IPG specifically calls out as a differentiator.
Compensation runs from $26 to $30 per hour depending on experience, plus the on-site home. Investment Property Group operates 150 properties across 13 states, which means real room for advancement for managers who perform well and want to grow within the company.
