Community Manager

The General Manager role at Luxe Belle in Columbus runs the full operation: staff, budget, facilities, leasing performance, and the annual turn. Scion operates in student housing, which means the rhythms here differ from conventional multifamily. Move-in and move-out happen in concentrated waves tied to the academic calendar, and the GM is accountable for coordinating every piece of that.

Day-to-day, this role splits time between people management and operational oversight. You're setting staff schedules, handling escalated resident issues, walking the property monthly, and keeping a close eye on NOI. During turn season, expect to be on-site and hands-on. Scion is direct about this: the GM helps move furniture, assists with punch list items, organizes high-volume resident trash, and cleans units when needed. That's part of the job description, not an edge case.

Financial accountability is real. You'll own the annual and capital budgets, manage variance reporting, handle invoice entry, and work with the regional team on capex approvals. You're also responsible for hitting revenue targets tied to market rates, leasing velocity, and concessions. If NOI drifts, it's your job to find where and fix it.

On the people side, you'll recruit through Greenhouse, manage performance through Lattice, and run scheduling and payroll through ADP. The expectation is that you develop your team, not just manage them. Scion tracks employee experience through Qualtrics alongside resident experience, so both matter operationally.

What this role requires

  • 3 or more years managing a residential community with a team of at least 3 direct reports
  • Proficiency in a property management system, Entrata preferred
  • Comfort with budgeting tools and variance reporting (Vena experience is a plus)
  • Strong conflict management and vendor management skills
  • Availability for non-traditional hours during peak periods, emergencies, and on-call coverage
  • U.S. work authorization (no visa sponsorship available)

Candidates who do well here tend to be operationally steady under pressure and comfortable shifting from a budget spreadsheet to a move-out inspection to a staff conversation, all in the same afternoon. Student housing GMs who've managed large annual turns know how compressed the timeline gets and how much coordination it demands. That experience translates directly.

The role comes with health, dental, and vision coverage, a 401k match, paid parental and maternal leave, a discretionary annual bonus, and learning reimbursement. The position is exempt and based on-site at Luxe Belle.
