Community Manager

Managing a manufactured housing community for residents 55 and older is a distinct specialty within property management. The pace and priorities differ from conventional multifamily: residents tend to stay longer, relationships run deeper, and the community manager often becomes a genuinely central figure in daily life on-site. Investment Property Group, a private firm headquartered in Park City, Utah, operates over 150 properties across 13 states and is looking for a Community Manager at Meadowcrest Farm Estates, a 71-home senior MHC in Portland.

What You'll Be Managing

This is a full-scope site management role. You'll oversee daily operations, supervise on-site staff, and take ownership of financial performance against budget. That means reviewing delinquency, managing collections, completing bi-monthly deposits, and staying on top of resident receivables and accounting reports. You'll also handle the application and move-in process for new residents, enforce lease terms and community rules, and serve as the point of contact for resident concerns and grievance requests.

The compliance side of this role carries real weight. Manufactured housing communities in Oregon operate under specific state regulations, and you'll be expected to prepare and submit reports to partner agencies, liaise with local community development offices and law enforcement when needed, and keep the property operating in line with Fair Housing requirements. You'll also have some outdoor responsibilities, including meter readings and home site inspections.

  • 1 or more years managing a manufactured housing or multifamily community of 100 or more homes or units
  • Demonstrated experience with rent collection and delinquency management
  • Comfort with property management software and basic accounting systems
  • Strong conflict resolution skills, particularly with an older adult demographic
  • Marketing and leasing ability to maintain strong occupancy on vacant lots or homes
  • Clear written and verbal communication skills for working with residents, vendors, and local agencies

What Makes This Role Work Well for the Right Person

Portland's rental market has historically leaned toward conventional multifamily, but manufactured housing communities serve a distinct and often underserved segment of the housing stock. At a 71-home 55+ community, you're managing a close-knit population where reputation travels fast and consistency matters enormously. Residents notice when management is present, responsive, and fair. The managers who do well here tend to be people who genuinely enjoy being accessible, can hold a boundary when needed, and bring the same approach to a frustrated resident as they do to a routine conversation. Strong organizational habits matter as much as interpersonal skill, because the administrative load (compliance reporting, collections, site inspections) is real and ongoing.

IPG describes a Monday through Friday, 8 to 5 schedule, which offers more predictability than many on-site roles. Compensation is listed at $28.00 to $32.00 per hour depending on experience and qualifications. The company offers medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, a 401k with company match, and four weeks of accrued PTO.

For someone building a career in manufactured housing management, a well-run senior community is solid footing. The operational complexity (compliance, collections, resident services, staff supervision) maps directly onto larger MHC portfolios or regional management tracks. IPG operates at scale across multiple states, which means internal advancement is a realistic path for managers who perform.
