Community Manager
CortlandCortland runs a vertically integrated operation, which means a Community Manager here works inside a company that controls design, construction, and day-to-day management under one roof. That structure changes the job in concrete ways: you're not chasing down a third-party maintenance vendor or waiting on a separate ownership group to approve a capital decision. You're working within a system built for speed and accountability, and that cuts both ways. The expectations are high, and the visibility is real.
The DC multifamily market is worth naming here. The District carries a mix of Class A high-rises and mid-rise product competing hard on amenities and concessions, particularly in submarkets like NoMa, Navy Yard, and Capitol Riverfront where lease-up inventory continues to absorb. Occupancy pressures have kept traffic competitive, and strong managers here know how to read pricing tools, time concessions carefully, and keep delinquency tight without letting resident relations slip. If you've managed a community in a market like this, you already understand that NOI targets don't move just because the market softens.
The role itself centers on full P&L ownership of a multimillion-dollar apartment community. You'll lead the onsite team, manage vendor contracts, conduct property inspections, and own the financial results. That means budgeting, expense control, and using community metrics to find inefficiencies before they show up on the T-12. On the revenue side, you'll set leasing goals, coach the team on conversion, and work with Cortland's marketing partners on campaigns and social media presence. Fair Housing compliance and OSHA standards are baseline expectations, not afterthoughts.
What separates strong candidates from average ones in this role is the combination of financial discipline and genuine people leadership. A lot of managers can read a budget or run a lease-up. Fewer can build a team culture that holds together through high turnover periods or a tough renewal season, and still hit NOI. Cortland's centralized support structure gives you resources, but the onsite results are yours to own.
