Community Manager roles exist on a spectrum. At one end, you're essentially a leasing coordinator with a fancier title. At the other end, you're running a real operation: managing people, reading financials, navigating compliance, and making decisions that affect how hundreds of residents experience their homes. This role at Avanath in Stockton sits firmly at the latter end of that spectrum.

What You'll Actually Do

The core of this position is full-site ownership of an affordable housing community. That means you're accountable for occupancy, delinquency, the budget comparison, capex coordination when applicable, subsidy voucher submissions, and the monthly financials your regional manager relies on. You're also the person your team looks to when something goes sideways, whether that's a maintenance emergency at 9pm or a resident escalation that needs a steady hand. Avanath's model centers on workforce housing, so your residents are working people whose housing stability matters. That context shapes how you approach retention programs, resident events, and referrals to outside agencies.

On the compliance side, LIHTC and tax credit knowledge isn't a nice-to-have here. It's a core qualification. You'll need to maintain eligibility requirements and respond to potential violations with the same fluency you bring to your delinquency tracking or your NOI conversations with ownership.

Staff leadership is a meaningful part of the job. You'll set schedules, run performance reviews, deliver real-time feedback, and build a team that can execute without you managing every detail. If you've managed a site where you did everything yourself because it was faster, this role will push you to build something more durable than that.

What You Bring

  • 5 to 7 years in property management, with at least 2 years in a community or property manager seat
  • Demonstrated LIHTC and tax credit compliance knowledge
  • Experience preparing and managing operating budgets and monthly financial reports
  • A track record of driving delinquency down and keeping occupancy up
  • Strong communication skills across audiences: residents, staff, vendors, senior leadership, and regulatory agencies
  • Comfort with Microsoft Office and the administrative side of site operations
  • Proven ability to lead a team through feedback, coaching, and clear expectations
