That means coordinating events and retention programs, managing the full resident lifecycle from move-in to move-out, and connecting residents to outside agencies and services when the property itself can't solve the problem. In affordable housing, that last responsibility carries real weight , the referral network you build matters to residents in ways it wouldn't at a market-rate Class A.
Staff leadership is a genuine part of this role. You'll set performance expectations, run the scheduling, conduct reviews, and handle under-performance directly. Curb appeal, vendor relationships, contractor oversight, accounts payable , the operational scope here is wide.
Who Fits This Role
- 5 to 7 years in property management, with at least 2 years in a community or property manager seat
- Demonstrated knowledge of LIHTC and tax credit compliance requirements (this is non-negotiable at an affordable property)
- Proven ability to de-escalate resident concerns before they become formal complaints or fair housing issues
- Comfortable communicating with senior executives and regulatory agencies with equal professionalism
- Solid working knowledge of Microsoft Office, particularly Excel for budget and financial reporting
- Strong written and verbal communication skills , you'll be producing reports, writing correspondence, and representing the property in multiple directions simultaneously
