At The NinetyNine in Raleigh, that means running a full multifamily operation where you're equally accountable for NOI and the human experience happening inside the community every day.
What You're Actually Responsible For
Financially, you'll own the budget. That includes rent collection, delinquency tracking, deposit accounting, and the kind of monthly reporting that keeps ownership informed and confident. You'll work inside Yardi and Knock daily, so fluency with those platforms matters from day one.
On the operations side, you'll coordinate with maintenance on work orders and preventative care, manage vendor relationships, and conduct regular property inspections to keep curb appeal and quality where they need to be. Leasing doesn't stop when you become a manager. You'll support the team on tours, guide prospects through the process, and keep occupancy and renewal goals in clear view. Pricing strategy and concession decisions fall to you as well.
Then there's the team itself. You'll hire, train, and coach both office and maintenance staff, run weekly team meetings, and handle the real work of keeping people aligned and accountable when the pressure is on. Resident escalations land on your desk too. You won't just hand those off. How you handle a difficult conversation with a long-term resident often matters as much as the outcome itself.
Who Fits Well Here
- At least two years in multifamily property management, with experience as a Leasing Consultant and Assistant Community Manager
- Six months of direct community manager experience is highly preferred
- Comfort reading financial reports and making budget-informed decisions
- Yardi, Knock, and Microsoft Office experience preferred
- CAM, CAPS, or a real estate or property management license is a plus
- Valid driver's license required
The candidates who tend to do well in this kind of role aren't the ones who are great at either people or numbers. They're the ones who hold both at once without letting one slide when the other gets hard. A delinquency spike in the same week as a lease-up push and a difficult resident situation is a normal week. Your ability to stay grounded and keep your team steady through that is what separates strong managers from average ones.
Growth and Schedule
Hawthorne has a formal career path program, and the community manager seat is a real launching point toward regional management. The Learning and Development team is actively involved in that progression, not just at onboarding.
The office runs Monday through Friday, 9 AM to 6 PM, and Saturdays 10 AM to 4 PM, with one weekday off to keep the schedule at 40 hours. Resident events or community needs may occasionally pull outside those hours, which is worth knowing going in.
Compensation includes base salary plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, vision, 401k match, paid time off (including your birthday), paid parental leave, pet insurance, and company-paid life insurance.
