Community Manager

The Community Manager role at Hawthorne Residential Partners' Spring Street property in Greensboro puts you at the center of everything: team performance, financial outcomes, resident experience, and leasing results. It's a full-cycle operational position that requires you to think like an owner and lead like a coach, sometimes within the same hour.

Financially, you'll own the numbers. That means reading and acting on budget reports, tracking delinquency, managing deposit accounting, and keeping records clean in Yardi. You won't just monitor performance; you'll make decisions based on what the T-12 and current occupancy trends are telling you. Pricing strategy, renewal outreach, and concession decisions all run through this seat.

On the leasing side, this isn't a role where you hand traffic off to consultants and walk away. You'll stay engaged with the leasing process, conduct tours when needed, and ensure applications, renewals, and related documents close accurately and on time. Occupancy goals are shared accountability here, and the Community Manager sets the standard for how prospects are handled from first contact through move-in.

The team leadership dimension is where this role separates itself from an Assistant Community Manager position. You'll hire, train, and develop both office and maintenance staff, run weekly team meetings, and hold the line on performance standards while still being the person your team brings problems to. What This Role Requires

  • At least two years of multifamily experience, including time as a Leasing Consultant and Assistant Community Manager
  • Six months of direct Community Manager experience (strongly preferred)
  • Comfort with Yardi, Knock, and Microsoft Office
  • A valid driver's license; CAM, CAPS, or a real estate license is a plus
  • Availability Monday through Friday with rotating Saturdays; occasional evening availability for resident events
