Community Manager

MG Properties has been acquiring, developing, and managing apartment communities across the Western U.S. for over three decades. Bear Valley Apartments in Denver is one of those communities, and they're looking for a Community Manager who can run the full operation: team development, leasing performance, budget oversight, and day-to-day property management.

Denver's multifamily market rewards operators who can balance occupancy with NOI discipline. The city has absorbed significant new supply in recent years, which means community managers at stabilized properties have to work harder on retention and traffic conversion than they did five years ago. Concessions are part of the conversation in certain submarkets, and budget management matters more when rent growth is measured rather than assumed. Bear Valley sits in the southwest part of the city, a more established residential area compared to the high-rise corridors downtown, which typically means a different resident profile and a different leasing rhythm.

This role carries real authority. You'll hire and develop your on-site team, set the operational tone, manage the property's budget, and own the marketing strategy. MG Properties wants someone who has already done this, not someone building toward it. Yardi experience is a plus, and a valid driver's license is required.

What strong candidates bring

  • Recent, hands-on experience managing a residential apartment community (not just assistant-level work)
  • Proven ability to build and lead an on-site team through hiring, training, and performance management
  • Demonstrated budget management skills, including variance analysis and expense control
  • Marketing and leasing acumen, with an understanding of how to drive traffic and improve conversion
  • Yardi proficiency (preferred)
  • Valid driver's license and proof of insurance

The compensation range is $79,000 to $81,000 annually, with monthly and performance-based incentive bonuses on top of that. MG Properties also offers company profit sharing, a 401(k) with employer match, medical, dental, and vision coverage, paid holidays, paid sick time, and rental discounts. This position is expected to be filled by September 2026.

Community managers who perform well at properties like this one tend to move into multi-site or regional roles over time. MG Properties is a growing owner-operator, which means internal advancement is a realistic path rather than a talking point.
