Community Manager

Hawthorne Residential Partners, ranked among the top 50 multifamily management companies nationally and rooted in the Southeast, is hiring a Community Manager for this community. The scope is full-cycle: financial oversight, leasing performance, team development, vendor relationships, and resident experience all report through this position. You're the operator on the ground, which means the NOI story, the occupancy numbers, the delinquency report, and the culture of the leasing office are all yours to own.

Financially, you'll manage budgets, oversee rent collection, handle deposit accounting, and track delinquency with accuracy. Yardi and Knock are the primary platforms, so comfort with both is a real advantage coming in. On the leasing side, you'll drive renewals, set pricing strategy, support traffic conversion, and keep occupancy on target. You'll also conduct tours and guide prospects through the leasing process directly when the situation calls for it.

Team leadership is central here. You'll hire, train, and coach both office and maintenance staff, run weekly team meetings, and build a culture where accountability and support coexist. Resident escalations land with you, and you'll also oversee the community's online reputation and social media presence.

What separates strong candidates in this role is the ability to read a financial report and connect it to an operational decision the same day. Community managers who excel at Hawthorne aren't just people-first leaders; they understand how resident retention affects NOI, why delinquency trends matter before they become a month-end problem, and how to coach a leasing consultant on conversion without micromanaging every interaction. The financial fluency and the human fluency have to work together.

The schedule runs Monday through Friday with one weekday off to keep the week at 40 hours, plus Saturdays from 10 to 4. Some evening and weekend availability comes with the territory for resident events or community needs.

What Hawthorne Looks For

• Two years of property management experience, including time as a Leasing Consultant and Assistant Community Manager
• Six months of direct Community Manager experience in multifamily, strongly preferred
• Working knowledge of Yardi, Knock, and Microsoft Office
• High school diploma or GED required; CAM, CAPS, or a real estate license is a plus
• Valid driver's license
