Community Manager

Redstone Residential runs over 38,000 beds across 20 states, making them one of the largest third-party student housing operators in the country. Their Rexburg, Idaho property needs a Community Manager who can own every metric on the dashboard: occupancy, delinquency, NOI, leasing velocity, and resident retention. This is the top site-level role, and the person in it is accountable for all of it.

Day to day, that means tracking Redstone's KPIs closely, managing the property to an approved operating budget, and driving the leasing and renewal strategy with enough consistency to hit occupancy targets cycle after cycle. Student housing in a college market like Rexburg runs on tight pre-lease timelines. Missing a leasing window by a few weeks can cost you a full year of occupancy, so the manager here needs to stay ahead of traffic numbers and conversion rates, not just react to them. Rent collection and delinquency management are equally non-negotiable, and you'll submit weekly and monthly reports directly to your Regional Manager.

Beyond the numbers, this role carries real people management responsibility. You're setting the tone for customer service standards, training staff, running performance evaluations, and keeping a team aligned in what Redstone describes as a highly entrepreneurial environment. You'll also interface with campus and community contacts, which in a student housing context matters more than it might elsewhere. Relationships with university housing offices and local community organizations can directly affect referral traffic and reputation.

Project scope here is broader than leasing alone. Expect to manage marketing initiatives and coordinate construction or capital projects as they come up, which means staying organized across multiple moving pieces simultaneously.

What separates a strong candidate from a capable one in this role is P&L ownership experience. Redstone lists budget management and profit-and-loss accountability as required, not preferred. Candidates who can read a T-12, spot where NOI is leaking, and make operational decisions that reflect that understanding will move faster here than those who treat the financial side as someone else's job.

Qualifications

  • At least one year of property management experience, with student housing or multifamily background
  • Demonstrated experience managing a budget and owning P&L outcomes
  • Client-ready professional presence with prior client-facing experience
  • Ability to manage multiple projects and priorities under pressure
  • Comfort with technology platforms; Entrata experience is a plus but not required
  • Proficiency with Google Apps and Microsoft Office
  • Strong team leadership and communication skills

Compensation runs $16 to $20 per hour depending on experience, with a performance bonus opportunity of up to 20% of salary.
