Hawthorne Residential Partners is hiring a Community Manager for a property on Green Valley Road in Greensboro, NC. Hawthorne ranks among the top 50 multifamily management companies in the country, with a footprint rooted in the Southeast. This is a full operational leadership role. You're responsible for the financial performance, team development, leasing results, resident satisfaction, and physical condition of the community. You report to regional leadership and ownership groups, which means your numbers and your culture both need to be in order.
Day to day, you're managing budget performance, overseeing rent collection, tracking delinquency, and handling deposit accounting at move-out. You'll run weekly team meetings, conduct property inspections, manage vendor relationships, and stay on top of work orders alongside your maintenance team. Leasing doesn't stop being your concern when you step into this seat. You'll support traffic, guide renewals, set pricing strategy to protect occupancy, and make sure lease documents are completed accurately and on time. You'll also manage the community's online reputation, respond to reviews, and handle escalated resident concerns that your team can't resolve on their own.
Yardi and Knock are the platforms Hawthorne uses. Comfort with both is preferred. If you've read a T-12 and made a budget decision from it, that experience matters here.
The office schedule runs Monday through Friday, 9 to 6, and Saturdays from 10 to 4, with one weekday off each week to keep hours at 40. Resident events and community needs can pull you outside those hours occasionally. That's worth knowing going in.
Compensation includes a base salary plus monthly leasing and renewal commissions and quarterly performance bonuses.
