Community Manager roles at Southeast multifamily operators tend to blur the line between asset management and people leadership. At Hawthorne Residential Partners, that's exactly the expectation. You're running a full P&L, coaching a team, and keeping occupancy and NOI on track at Hawthorne at Lily Flagg, a Huntsville community managed by one of the top 50 largest multifamily companies in the country.
The financial side of this role is real. You'll own budget management, rent collection, delinquency tracking, and deposit accounting. You'll interpret financial reports and translate them into operational decisions. Yardi is your system of record; Knock handles lead and traffic management. Accurate records and compliance aren't optional here, they're the baseline.
On the leasing side, you're not just overseeing the team's numbers. You'll conduct tours, respond to leads, guide renewals, and manage pricing strategy to hit occupancy targets. Strong traffic-to-lease conversion and retention are both on your scorecard. You'll also manage the community's social media presence and keep the physical environment, office, amenities, and common areas, in top condition to support the leasing experience.
The operational layer includes regular property inspections, curb appeal standards, vendor oversight, and coordinating with maintenance on work orders and preventative care. When things go sideways with a resident, you handle it. Escalated concerns, online reputation management, and resident events all fall under your umbrella.
Team leadership is central. You'll hire, train, and coach both office and maintenance staff, run weekly team meetings, and build a culture of accountability without losing the human element. Hawthorne calls this their "Live It" culture. In practice, it means servant leadership is expected, not just listed as a bullet point.
What separates strong candidates here is financial literacy paired with genuine team development skills. A lot of managers can hit occupancy. The leasing office runs Monday through Friday, 9 AM to 6 PM, and Saturdays 10 AM to 4 PM. You'll work 40 hours weekly with one weekday off. Resident events and community needs may occasionally require evening or weekend availability.
Compensation includes base salary plus monthly leasing and renewal commissions and quarterly performance bonuses.
