The Community Manager position at Hawthorne Residential Partners calls on three skills more than any others: financial literacy, team development, and leasing instinct. You'll read budget reports and act on them. You'll coach leasing consultants and maintenance staff through daily friction. You'll step onto the floor to help close a prospect when the team needs it. All three happen in the same week, sometimes the same day.

This role sits at The Crossings at Pooler, just outside Savannah, a market that has seen consistent residential growth driven by industrial and logistics expansion in the corridor. Occupancy pressure is real here, and renewal retention matters.

What the Work Actually Looks Like

Financially, you own the community's performance. That means tracking delinquency, managing the budget, overseeing deposit accounting, and reporting accurately through Yardi. You're not just reviewing numbers; you're making calls based on them.

On the leasing side, you support traffic conversion and renewals, guide your team's pricing strategy, and jump in on tours when volume demands it. You'll also manage the community's social media presence to keep prospect and resident engagement active.

Operationally, you coordinate with maintenance on work orders and preventative care, oversee vendor relationships, and conduct regular property inspections to keep curb appeal and common areas sharp.

Team leadership is a consistent responsibility, not a periodic one. Weekly meetings, ongoing coaching, hiring, and training are part of the standard workload. You'll also handle escalated resident concerns and own the community's online reputation through review monitoring and responses.

  • Two years of property management experience required, including time as a Leasing Consultant and Assistant Community Manager
  • Six months of community manager experience in multifamily is highly preferred
  • Yardi, Knock, and Microsoft Office experience preferred
  • Valid driver's license required; CAM, CAPS, or real estate license preferred
  • High school diploma or GED equivalent required

Schedule is Monday through Friday, 9 to 6, and Saturdays 10 to 4, with one weekday off to keep the week at 40 hours. Occasional evenings may come up for resident events.
