Community Manager

Waypoint Management Services is looking for a Community Manager at their multifamily property in Jeffersonville, Indiana. This is a full-scope role: you own the operations, the numbers, the team, and the resident experience. If you've spent years in Class A multifamily and you're ready to run a community with real autonomy, this is worth a serious look.

The day-to-day covers what you'd expect from a site-level manager, and then some. You're watching delinquency, managing vendor relationships, reviewing financial reports, and keeping occupancy and NOI on track. You're also the person your leasing and maintenance staff look to when things get complicated, because they will. After-hours calls happen. Resident escalations happen. Budget variances need explanations. The job asks you to hold all of that while still showing up as a leader your team actually respects.

On the financial side, you'll handle budget prep, capex oversight, and rent growth strategy. Waypoint expects you to read your property's performance data and act on it, not just report it. Experience with accounts receivable and collections matters here. Communities at this level don't tolerate sloppy rent rolls or passive delinquency management.

Marketing and leasing aren't someone else's job. You'll develop outreach strategies, conduct regular market surveys, and stay current on what competing properties are doing. That competitive awareness directly affects your leasing traffic and renewal rates, so it's not background work.

What Waypoint is Looking For

  • At least 3 years of experience as a property manager, with 5 or more years total in multifamily, including time at a Class A community
  • Real team leadership history: hiring, coaching, and holding people accountable
  • Solid financial background covering budgeting, reporting, AR/AP, and capital projects
  • Proficiency in Yardi and CRM platforms
  • Working knowledge of Fair Housing law and leasing procedures
  • A track record in marketing and closing, not just familiarity with the concepts

One thing worth knowing about this market: Jeffersonville sits across the river from Louisville, which means your competitive set includes properties on both sides. Managers who understand that cross-market dynamic tend to write sharper market surveys and price concessions more accurately than those who only benchmark within Indiana.

Compensation includes a quarterly manager bonus, monthly leasing and renewal bonuses, an employee housing discount, 120 hours of PTO in year one (growing with tenure), two floating days, and medical, dental, and vision coverage starting on day one with a 401k match.
