It's 8 a.m. on a Monday and you're already walking lot lines, noting a resident's skirting that needs attention, checking in with maintenance before the morning fills up, and pulling up last week's delinquency numbers before you sit down with anything else. By noon you've handled a lease inquiry, approved a vendor invoice, and called a resident whose rent is five days late.

The Operation

This is the Community Manager role for Havenpark's property in Canby, OR, a manufactured home community of 270 homesites. You're running the full P&L: collections, occupancy, leasing activity, vendor coordination, and the physical condition of the grounds. Havenpark operates 100+ communities nationally, and this property is one piece of a portfolio with serious operational depth behind it, but on-site, the decisions are yours.

Delinquency management is a real part of the job. Manufactured home communities tend to have a resident base that's relationship-driven, which means collections require judgment and consistency in equal measure. You'll track aging weekly, follow established protocols, and know when to escalate. Occupancy and leasing are ongoing: you'll field traffic, move prospective residents through the process, and keep your eye on how the community's lot occupancy trends month to month. Your budget is your scorecard. You'll manage expenses, report on variances, and understand how capex decisions and vendor spend flow through to NOI.

You'll lead a small on-site team. That means hiring well, setting expectations clearly, and holding people accountable without burning them out. Havenpark's stated values, including Grit and Stewardship, aren't decorative here. They describe the pace and the ownership mentality the company expects from people running their communities.

What Havenpark Is Looking For

  • Prior experience managing a residential community, ideally with direct P&L or budget responsibility
  • Comfort with collections and delinquency follow-up, including resident-facing conversations that require both firmness and professionalism
  • Experience leading on-site staff, even a small team
  • Competency with property management software and basic financial reporting
  • Strong communication skills across resident interactions, vendor relationships, and internal reporting

Manufactured home community management has its own learning curve if you're coming from apartments or conventional residential. The resident relationships tend to run longer and deeper, turnover carries different economics, and the physical management of the land itself adds a layer that doesn't exist in a mid-rise or garden-style apartment context. Candidates who've managed MHC properties before will ramp faster, but strong operators from adjacent residential backgrounds can translate their skills effectively if they're willing to learn the asset class.

What separates a strong candidate here is the ability to treat every metric as a signal rather than just a number. Low occupancy tells you something about your leasing process or your community's curb appeal. High delinquency tells you something about resident screening or follow-through on collections. The managers who thrive in this type of role read the data and then go walk the property to understand what's actually happening.
