Assistant Property Manager

The Community Manager is out at a training seminar. You're fielding a delinquency call, two maintenance escalations, and a prospective resident who walked in unannounced. You handle all three. That's the job.

The Role

CloudTen Residential operates a diverse multifamily portfolio across the West, including hotel-to-residential conversions, high-rise lease-ups, and value-add repositioning projects. This Community Assistant Manager position sits at their Berkeley Heights property in Kent, WA, and it's a full-cycle operations role. You'll own the financial side of daily property operations: collecting and posting rent, preparing bank deposits, reconciling accounts, processing invoices, and generating weekly and monthly reports. That work requires not just accuracy but genuine fluency in property management software. Sloppy entries compound into reporting problems fast.

Beyond the ledger, you'll handle leasing activity. That means responding to inquiries, conducting tours, monitoring competitive properties for pricing signals, and supporting lease renewals as part of a broader resident retention effort. You'll also manage move-in and move-out administration, including apartment inspections and security deposit dispositions, all within the timelines and compliance requirements set by Washington State law. Delinquency follow-up, non-payment notices, and eviction coordination under the Community Manager's guidance are also part of the picture. Fair Housing compliance runs through every part of this role.

When the Community Manager is unavailable, you step into the leadership seat. That's not an occasional circumstance. It's a core expectation built into the position from day one.

Pay runs $28.00 to $32.00 per hour depending on experience, and the role carries leasing and renewal bonus eligibility.

What You Bring and What You'll Build

This role requires at least two years of property management or leasing experience, solid command of Microsoft Office and property management software, a valid driver's license, and working knowledge of landlord-tenant law, Fair Housing standards, and basic accounting principles. Those aren't things CloudTen will teach you from scratch. You come in with that foundation.

What the role builds is different. You'll sharpen your financial reporting instincts by working alongside a Community Manager who can explain the "why" behind operational decisions. You'll develop leadership judgment by handling real escalations, real team dynamics, and real site issues under conditions where you're expected to solve problems, not wait for direction. The skills you develop here, delinquency management, leasing strategy, compliance fluency, team coordination, transfer directly to a Community Manager position. CloudTen explicitly names growth into leadership as part of this role's trajectory, and their expanding portfolio means those openings tend to materialize.

Strong candidates at this level tend to separate themselves on one specific thing: they close the loop. They follow up on the maintenance request, confirm the deposit was posted correctly, and check that the notice was served within the required window. Average candidates know the tasks. Strong candidates track them.
