Commercial Property Manager

Skills This Role Runs On

Commercial leasing at the portfolio level is a craft that pulls from several disciplines at once. This position with Comstock in Reston, VA sits at the intersection of deal-making, tenant strategy, and operational precision across a mixed-use portfolio that includes office, retail, restaurant, entertainment, and specialty uses. The skills you'll use every single day include pipeline prospecting, lease negotiation, financial modeling, and broker relationship management. If you've spent five or more years in commercial real estate leasing and have worked through a full transaction cycle from prospecting to execution, this role puts all of that experience to work immediately.

You'll support the Vice President of Leasing in executing leasing strategy across the portfolio. That means sourcing prospective tenants through networking, canvassing, cold outreach, and industry events, then guiding those relationships through property tours, proposals, letters of intent, and lease negotiations. On the transaction management side, you'll prepare deal summaries, commission agreements, lease approval packages, and abstracts, while keeping Yardi, VTS, and other platforms updated with accurate pipeline data, availability reports, and stacking plans.

The Specialty Leasing Layer

Beyond portfolio leasing, you'll own the company's specialty leasing program. This is a meaningful distinction in mixed-use environments, and it's one that separates this role from a standard commercial leasing position. Specialty leasing involves developing merchandising strategies for kiosks, carts, pop-ups, seasonal retailers, sponsorships, and common area activations. You'll negotiate and administer the full range of temporary agreements, licenses, and sponsorship contracts, and you'll maintain the merchandising plans and common area mapping that keep the program organized and revenue-generating.

Specialty leasing is a skill set that not every commercial leasing professional develops. It requires you to think about tenant mix, foot traffic patterns, and short-term revenue generation simultaneously. Professionals who build this competency often find it opens doors in retail real estate, mixed-use asset management, and even ownership-side roles where merchandising strategy is increasingly tied to NOI performance.

What This Role Builds and What It Reveals

Candidates who thrive here tend to demonstrate a few qualities that go beyond the baseline requirements:

  • Broker fluency. You know how to maintain an active broker pipeline and follow up in a way that keeps deals moving without damaging relationships.
  • Cross-format comfort. Office leasing and retail leasing involve different tenant motivations, deal structures, and timelines. Working across both in the same portfolio sharpens your ability to context-switch quickly.
  • Operational discipline. Strong candidates treat database hygiene and reporting accuracy as part of the job, not an afterthought. Stacking plans and forecasting tools only help if the data in them is current.
  • Marketing sensibility. You'll maintain leasing collateral, brochures, and marketing graphics. Comfort with presentation tools and a clear eye for how materials represent the property matters here.

Comstock's portfolio is Reston-anchored and built around mixed-use development, which puts this role inside one of the more active transit-oriented corridors in the DC metro area. The compensation range runs from $80,000 to $100,000 with bonus potential, and the company offers professional development funding, a housing discount, commuter benefits, and a parental leave program. A bachelor's degree in business, real estate, finance, or a related field is preferred, along with proficiency in Microsoft Office and lease management software.
