It's 7:45 a.m. and you're pulling up to the first property with a full kit loaded: brushes, rollers, spray gun, and enough material to knock out a complete unit repaint before lunch. That's the pace of this role.

What the Work Looks Like

Cortland is hiring a centralized painter to cover painting and surface repair work across a portfolio of multifamily properties in Houston. This is not a one-site job. You'll travel between assigned communities daily, so reliability and self-direction matter as much as your brush work.

On any given day, you might complete one full unit repaint or knock out two touch-up units depending on workload. Beyond repaints, the role includes:

  • Drywall patching, sanding, and texture matching
  • Surface prep, priming, and finish coats for interiors and exteriors
  • Mixing and applying coatings with brush, roller, and spray equipment
  • Maintaining spray equipment and keeping the paint shop organized and properly stocked
  • Logging completed work, materials, and follow-up items in a CMMS
  • Following OSHA, MSDS, and elevated-work safety protocols

You'll coordinate with Service Managers and on-site teams to keep unit turns moving on schedule. When something is affecting your timeline, whether it's a material shortage or a quality issue, you're expected to flag it early, not absorb it silently.

Cortland also expects painters in this role to contribute ideas. If you see a way to reduce waste, cut steps, or improve the process, they want to hear it.

What You Need

  • High school diploma or equivalent
  • At least 2 years of interior residential painting experience
  • Strong proficiency with brush, roller, and spray application, including solid spray-prep skills
  • Ability to complete small drywall repairs and texture matching (larger repairs are a plus)
  • Comfort working at heights using ladders, lifts, or scaffolding
  • Valid driver's license, ability to travel between properties, and vehicle insurance as required
  • Working knowledge of OSHA regulations and MSDS requirements
  • Familiarity with CMMS platforms, or willingness to learn one
  • Ability to work weekends when the schedule calls for it

Custom home painting experience is a genuine plus here. The texture matching and finish quality expectations at Cortland's communities lean toward the higher end of the multifamily spectrum, so painters who've worked in detail-oriented residential environments tend to adapt quickly.

One thing worth knowing: this role is centralized by design. You won't be embedded at a single community. That structure gives you variety and keeps the work moving, but it also means you need to hit the ground running at each stop. Strong candidates manage their own time well, keep their kit organized, and don't need a supervisor on-site to stay productive.
