Business Manager - Station 250
Olympus PropertyMost Class A lease-ups eventually settle into a stabilized rhythm, and that's exactly where a property's financial discipline gets tested. The Business Manager role at Station 250 in Mundelein exists to own that rhythm, keeping occupancy strong, budgets grounded in reality, and a team performing at the level a luxury asset demands.
Olympus Property has held a spot on the National Apartment Association's Top Employer list three consecutive years (2023, 2024, 2025), which is worth noting for candidates weighing company culture alongside the role itself. For a Business Manager, culture isn't abstract. It shapes how onsite teams respond to difficult residents, how maintenance approaches make-readies, and how front-office staff treats a prospect walking in on a Wednesday afternoon.
What the Role Actually Covers
This is a full-scope property management position. You'll own the financial performance of the asset, which means building and tracking budgets, reviewing monthly financials, projecting NOI, and presenting strategy to Regional Leadership. On the operational side, you'll oversee both office and maintenance staff, manage vendor contracts (bidding, negotiating, and holding vendors accountable to scope), and make sure units, common areas, and amenity spaces stay market-ready. Leasing and retention programs fall under your direction as well. Keeping occupancy up at a luxury address means the renewal program has to be sharp and the traffic conversion has to be consistent.
RealPage/Knock/Onesite experience is strongly preferred. At a Class A property, those platforms touch everything from prospect communication to lease execution to delinquency tracking, so a candidate who already works fluently in that stack will ramp up faster.
What Strong Candidates Bring
- At least two years of multifamily property management experience, with preference for luxury or Class A assets
- Comfort reading and presenting financial reports, not just generating them
- Experience managing a mixed team of leasing and maintenance staff
- Familiarity with vendor contract negotiation and project oversight
- Availability Monday through Friday with flexibility for after-hours resident events and occasional emergencies
The candidates who stand out at this level tend to be the ones who've already managed a stabilized asset through at least one full budget cycle. Understanding how to build an annual business plan, defend line items with a Regional VP, and adjust mid-year when actuals drift from projections separates a solid leasing manager from a property manager who can genuinely run a building.
Compensation is $80,000 to $90,000 annually, with monthly commissions and quarterly and annual bonus eligibility on top of base pay. Benefits include medical, dental and vision coverage, 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, and a sabbatical program, among others. Olympus also offers structured career pathing and leadership development, which matters if you're thinking about where this role goes next. Business Managers at well-run operators tend to move toward Regional Manager tracks, and Olympus has built internal infrastructure to support that progression.
