Business Manager - Preserve at Henderson Beach
Olympus PropertyRunning a luxury apartment community takes more than solid leasing numbers and a clean ledger. It takes someone who can hold a team together, read a vendor relationship before it goes sideways, and walk a resident through a tough situation without losing the thread of what the property needs to be. That's the core of what Olympus Property is hiring for at Preserve at Henderson Beach in Destin, FL.
What the Role Actually Covers
The Business Manager title here carries the full weight of a property manager role. You're responsible for the financial health of the asset, which means building and owning the annual budget, tracking NOI trends, reviewing monthly performance against projections, and having honest conversations with your Regional Manager and Regional VP when the numbers say something needs to change. Occupancy, delinquency, rents, and expenditures all fall under your watch.
On the people side, you'll manage both office and maintenance staff. That means real coaching conversations, not just performance reviews at year-end. You're setting direction for how the leasing team sells and how the maintenance team shows up, and you're the person who keeps both sides aligned. Vendor contracts, bidding, negotiation, and ongoing oversight of one-time projects also sit with you. When inspections happen, you're leading them. When a make-ready falls short of market condition, you're the one who catches it before it costs the property.
Resident retention, renewal programs, and marketing strategy are part of the mix too. At a Class A community in a coastal market, concessions and traffic patterns matter, and your ability to think through leasing strategy with real data makes a difference in how the asset performs year over year.
Who Fits Here
- At least three years of multifamily property manager experience, with luxury or Class A background preferred
- Comfort with RealPage, Knock, or Onesite (or a close equivalent you can transfer quickly)
- Experience building and presenting budgets, not just reading them
- A management style that develops people rather than directing them from a distance
- Availability Monday through Friday with flexibility for resident events and the occasional after-hours situation
Team Fit and What to Expect
Olympus has earned recognition from the National Apartment Association as a top employer three consecutive years. That's a signal worth paying attention to, because employer awards in this industry often reflect how onsite teams actually feel about their company, not just what leadership says in a town hall. The culture here centers on collaboration, and the expectation is that ideas move in both directions between site teams and regional leadership.
Destin is a competitive rental market, particularly at the luxury end. A strong candidate for this role will understand that Class A residents in a resort-adjacent community expect fast, warm, professional service. The person who thrives here treats resident satisfaction as a performance metric, not a soft skill, and builds a team that holds that standard consistently without being micromanaged into it.
Base pay runs between $85,000 and $90,000 annually, with monthly commissions and quarterly and annual bonuses on top of that. Benefits include health coverage, 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, and access to Olympus's leadership development programming including Budget Camp and their career pathing framework.
