At Olympus Property's Chevy Chase community in Austin, TX, the Business Manager carries full operational responsibility for the property. This means owning the NOI story, not just tracking it. You'll build annual budget forecasts, analyze monthly performance against projections, and present strategies to Regional Leadership when the numbers need attention. Rents, occupancy, delinquency, expenditures, and vendor contract negotiations all fall within your scope. The financial side of this role requires someone who already reads a T-12 with confidence and understands how individual decisions ripple into asset performance over time.
What This Role Requires You to Bring
Olympus expects a minimum of two years of multifamily property management experience at the manager level. That baseline matters because this role doesn't have room for on-the-job orientation in fundamentals. You'll need to arrive knowing how to run a make-ready program, supervise maintenance staff, manage vendor bids, and keep units in market-ready condition without waiting for direction. RealPage, Knock, and Onesite experience is strongly preferred. The schedule is Monday through Friday with hours ranging between 8 AM and 6 PM, and flexibility for after-hours resident events or emergencies is part of the expectation.
- Minimum 2 years of direct property manager experience in multifamily
- Demonstrated ability to manage onsite teams across both office and maintenance functions
- Experience with budget development, financial reporting, and variance analysis
- RealPage/Onesite/Knock proficiency preferred
- Comfort with leasing, renewals, and retention program oversight to protect occupancy
- Vendor management experience, including bidding and contract negotiation

Compensation ranges from $75,000 to $85,000 annually, with monthly commissions and quarterly and annual bonus eligibility layered on top.
