Property Manager

The regional VP is asking for budget variance explanations by Friday, a vendor just called about a disputed invoice, and two of your leasing agents need coaching on closing. It's 10 AM on a Tuesday. Welcome to the Business Manager role at Olympus Pinegrove in La Plata, Maryland.

Olympus Property is looking for a seasoned operator to run day-to-day and long-term operations at this community. The title says Business Manager, but the scope is full property management: financials, team development, physical asset condition, and resident experience all land on your desk. This is a hands-on leadership position, not a coordinator role with a fancy title.

What You'll Own

Financial performance is the backbone of this role. You'll manage rents, occupancy, and expenditures, build out annual business plans and budget forecasts, and hold regular strategy conversations with Regional leadership around monthly performance and projections. You're expected to understand a T-12, explain variances, and have an opinion on where the asset is headed. Delinquency, NOI, and concession strategy are part of your regular vocabulary.

On the people side, you'll lead both office and maintenance staff, which means hiring, training, counseling, and motivating a team that has to perform consistently. You'll direct leasing and renewal programs to keep occupancy strong, coach your team on sales and marketing execution, and make sure the property presents well enough to compete in its submarket. Regular inspections, make-ready oversight, and amenity space condition fall under your watch. You'll also bid and negotiate vendor contracts, manage one-time projects, and keep everything running within safe workplace standards.

What Olympus Wants to See

  • At least two years of multifamily property manager experience at the helm of a community, not just in a supporting role
  • Class A or luxury experience is strongly preferred, given the product type
  • Familiarity with RealPage, Knock, and Onesite will move your application forward
  • Availability Monday through Friday with schedule flexibility for resident events and the occasional after-hours situation

Starting pay is $87,550 annually, with monthly commissions and quarterly and annual bonus eligibility layered on top.
