You'll own the full financial picture at Avion. That means building and monitoring budgets, tracking occupancy and rent performance, analyzing monthly results against projections, and presenting strategy to Regional Leadership. Annual business plans and budget forecasts are part of the cycle. So is reviewing vendor contracts, bidding out service work, and managing one-time capital projects. Olympus uses RealPage, Knock, and Onesite, and meaningful experience with that stack is strongly preferred. The position is built around someone who can read a T-12, spot where NOI is slipping, and translate that into action on the ground.
Regular property inspections keep units and amenity spaces in market-ready condition. You'll oversee make-ready standards, set the pace for the maintenance team, and make sure the physical asset reflects the Class A positioning that Avion carries in the Bozeman market.
The office and maintenance teams both report to you. Coaching, counseling, and training are ongoing responsibilities, not occasional ones. You'll build out leasing and marketing programs aimed at maximizing occupancy and renewals, and you'll be in the field with clients, vendors, and staff when the situation calls for it. The schedule is Monday through Friday with hours varying between 8 AM and 6 PM, plus flexibility for resident events and after-hours emergencies.
