What You'll Actually Do

The Business Manager role at Canopy at Citrus Park puts you in the seat where financial performance and people leadership intersect. On a given day, you might be reviewing T-12 trends with your Regional Manager in the morning, walking units with maintenance to confirm make-ready timelines before noon, and sitting down with a vendor to negotiate a service contract by mid-afternoon. This isn't a role where you hand things off and wait for reports. You're the one producing them, analyzing them, and then building strategy around what you find.

Occupancy, delinquency, NOI, renewal rates, concessions decisions: these metrics live on your desk. You'll build annual business plans and budget forecasts, supervise leasing and retention programs to hold maximum occupancy, and keep the asset in market-ready condition through regular property inspections. Your maintenance team looks to you for direction, your office staff looks to you for coaching, and your Regional VP looks to you for accountability.

What You Bring

  • At least two years of direct property manager experience in multifamily, with Class A or luxury lease-up experience genuinely preferred (Canopy at Citrus Park positions itself at that level)
  • Comfort reading and reporting financial performance, not just summarizing it
  • Hands-on experience with RealPage, OneSite, or Knock. Olympus lists these as strongly preferred, not optional in practice
  • A real track record of training and developing leasing staff, not just supervising them
  • Flexibility for after-hours resident events and emergency response when the situation calls for it
