Assistant Property Manager

The Role at a Glance

Assistant Property Managers at residential communities tend to wear two hats at once: they're part of the leasing team generating traffic and closing rentals, and they're part of the operations team keeping resident accounts in order and the day-to-day running smoothly. At The Piedmont Raleigh, a Van Metre residential property in Raleigh, NC, this position sits right at that intersection. You'll report to the Property Manager and work across leasing, collections, resident relations, and general property support.

What the Work Actually Looks Like

A typical week here moves between several different kinds of tasks. You might start a morning greeting prospective residents, walking them through available units and amenities, and executing leases with those who qualify. By midday, you could be working through a delinquency report, contacting residents about overdue balances, or reconciling deposit accounting. Afternoons might involve inspecting vacant units to confirm they're make-ready, following up on maintenance requests, or preparing a market survey for the Property Manager. Weekend availability is required, which is worth knowing upfront since weekends often bring the heaviest leasing traffic.

Community outreach is part of the job too. Van Metre expects their team to actively network locally and generate qualified traffic, not just respond to inbound leads. On the resident retention side, you'll help plan and facilitate resident events, respond to complaints with genuine care and professionalism, and work to make sure residents feel known rather than just processed.

When collections efforts don't resolve a delinquency, you'll handle the administrative steps involved in processing evictions. That part of the role requires both accuracy and composure.

Who Tends to Succeed Here

  • At least 2 years of residential property management experience
  • Demonstrated sales and customer service background
  • Comfortable with Yardi or comparable property management software, plus Microsoft Office
  • Strong written and verbal communication skills across different audiences
  • Prior supervisory experience is a plus
  • Bilingual ability is preferred but not required
  • Genuinely detail-oriented, especially around financial records and resident ledgers

The candidates who do well in this kind of role aren't just good with people. They're organized enough to hold multiple moving pieces at once without things slipping. Leasing a unit, chasing a past-due balance, coordinating a maintenance follow-up, and prepping for a resident event can all land in the same day. Composure and attention to detail matter as much as personality here.

Van Metre's compensation package for this position includes a base hourly rate of $23 to $26, an annual bonus of up to $5,000 paid quarterly, plus additional bonus potential tied to delinquency and collections performance. Leasing and renewal commissions are also part of the picture. Benefits include medical, dental, and vision coverage, a company-matched 401(k), tuition reimbursement, and a wellness reimbursement of up to $900 annually. PTO includes 11 holidays, 10 vacation days, 10 sick days, plus personal days, volunteer days, a birthday day off, and a day off for an annual physical. Van Metre also offers rental discounts and development support through mentoring, certifications, and defined growth paths. For someone looking to grow toward a Property Manager role, this kind of full-scope position builds exactly the right foundation.
