What This Role Actually Covers
Lincoln is one of the largest private real estate firms in the country, and this Atlanta-based position sits within their commercial portfolio, which spans office, retail, and industrial assets. As an Assistant Property Manager, you'll work directly alongside the Property Manager to keep day-to-day operations running accurately and on schedule.
A significant portion of your time will involve financial work: reviewing vendor invoices for compliance with the management agreement, supporting monthly report and budget package preparation, and managing the data collection behind CAM and operating expense reconciliations. These aren't cursory tasks. CAM rec errors surface quickly during audit season, and the discipline you build here transfers directly to senior property management responsibilities later.
Lease administration is another core area. You'll handle lease setups, process lease changes across applicable systems, and coordinate tenant move-ins and move-outs including participation in walk-throughs with tenants, the Property Manager, and tenant improvement teams. On the operations side, you'll respond to tenant needs, support vendor sourcing and bid coordination, help prepare emergency response plans, and provide direction to direct reports as appropriate.
This is a fully in-office position based in Atlanta. Property inspections are conducted monthly or more frequently, and travel to assigned properties is part of the job.
What You Bring and What You'll Build
This role requires a working foundation in commercial property fundamentals. Specific requirements include:
- A bachelor's degree preferred, or an equivalent combination of education and relevant experience (1 to 2 years minimum)
- Intermediate to advanced proficiency with Microsoft Office Suite
- Familiarity with accounts payable and CMMS platforms
- Ability to work through financial calculations including percentages, discounts, and basic financial analysis
- Strong written and verbal communication skills suited to both tenant relationships and internal reporting
- Experience with commercial office, retail, or industrial properties is preferred
