Assistant Property Manager

This role runs on a specific combination of skills: financial literacy, tenant relationship management, and operational follow-through. At Lincoln Property Company's Austin operation, you'll use all three daily, often at the same time.

What This Role Actually Requires

The financial side is real here. You'll be working through operating expense reconciliations, CAM and OpEx, coordinating with accounting rather than just handing things off. You'll review vendor invoices against management agreement terms and authorization limits, and you'll help build out monthly reporting packages that go directly to institutional clients. If you're not comfortable with intermediate financial analysis and the math behind it, this role will feel harder than it should.

On the operational side, you're coordinating tenant move-ins and move-outs, managing lease administration across systems, participating in property walk-throughs, and making sure building technical staff are actually resolving issues within the timeframes the leases require. Lincoln manages a commercial portfolio that spans office, retail, and industrial, so the tenant mix and the lease structures you'll encounter aren't uniform. Flexibility matters.

Procurement support is also part of the job. That includes bidding activities and vendor sourcing, which means you need to understand what you're buying before you can evaluate whether the price is right.

The Skills That Separate Strong Candidates

We've seen a lot of people move through assistant PM roles at commercial firms. The ones who advance quickly share a few traits: they can write a clear, professional communication to a tenant without it turning into a problem, they understand that the management agreement defines the boundaries of what you can approve, and they don't wait to be told twice when a punch list item is overdue.

Proficiency with AP and CMMS systems is listed as preferred, and it genuinely matters. If you've touched Yardi, MRI, or a comparable platform in a commercial context, that's a real advantage. Microsoft Office at an intermediate-to-advanced level is a baseline expectation, not a differentiator.

Working at Lincoln

Lincoln is one of the larger private real estate firms operating in the U.S., with a commercial portfolio well north of 700 million square feet under management. Austin is an active market for them. The firm has a reputation for promoting from within its PM track, and an assistant PM role at a firm this size typically leads toward property manager responsibilities within a few years, particularly for candidates who can demonstrate client-facing competency early.

This is a fully in-office position in Austin. Standard business hours, on-site presence required. Monthly property inspections and travel to assigned properties are part of the routine.
