What You'll Actually Do

This role sits at the operational center of commercial property management for Lincoln Property Company in Rock Hill, SC. You'll work alongside the Property Manager to keep a commercial portfolio running cleanly across office, retail, or industrial assets. That means tenant communication, vendor invoice review, lease administration, and monthly financial reporting all fall within your daily scope.

On the financial side, you'll help prepare monthly reports and budget packages to client specifications, and you'll take the lead on collecting data and drafting CAM and operating expense reconciliations in coordination with the accounting team. Getting those OpEx recs right matters: errors surface during audits and erode tenant trust fast. You'll also review vendor invoices for accuracy and compliance with the management agreement before they move toward payment.

Lease administration is a consistent part of the workload. You'll handle lease setup, track changes, and coordinate tenant move-ins and move-outs, including walk-throughs with the Property Manager and tenant improvement teams. When a tenant space turns, you'll be part of documenting the condition and making sure nothing falls through the cracks between the outgoing tenant and any TI work ahead.

Beyond the desk work, expect regular property inspections and travel to assigned sites. Emergency response planning and participation in drills are also part of the job. This is a fully in-office position with no remote option.

What You Bring

  • A bachelor's degree preferred, or equivalent combination of education and hands-on experience; 1 to 2 years in commercial property management or a related field
  • Comfort with financial concepts: percentages, reconciliations, basic variance analysis
  • Intermediate to advanced Microsoft Office skills; familiarity with AP platforms and a CMMS is a plus
  • Experience with commercial asset types (office, retail, industrial) gives you a real head start here
  • Clear written and verbal communication, especially when coordinating between tenants, vendors, and internal teams
  • Strong organizational habits and the ability to deliver on deadlines without constant follow-up
  • Current authorization to work in the United States without visa sponsorship
