Assistant Property Manager

Cottonwood Residential is filling an Assistant Property Manager position at Morgan Ridge Apartments in Winston-Salem. If you've spent time on the leasing floor or front desk and you're ready to take on more of the operational side, this is a natural next step.

The day-to-day here covers the full range of what an APM does at a conventional multifamily community. You're handling rent collection, managing delinquency, keeping resident files current, and processing the paperwork that comes with notices and formal correspondence. You'll coordinate with vendors and support leasing activity alongside the property manager. When the PM is out, you run the site. That's not a footnote; it's worth understanding upfront, because it means you need to be comfortable making judgment calls on your own.

Cottonwood has been an early adopter of self-guided tours, which reflects how they approach the leasing process generally. If you've only worked at communities where everything runs through a leasing agent, expect a slightly different rhythm here around prospect traffic and how tours convert.

Weekend availability is required. That's standard for this industry, but it bears saying plainly.

What Cottonwood is Looking For

• Background in leasing, sales, or customer-facing service
• Comfort with basic accounting concepts, especially around rent ledgers and delinquency tracking
• Strong written and verbal communication skills
• Entrata Core experience is a plus, not a requirement
• Working knowledge of Fair Housing law
• Weekend availability
