Assistant Property Manager

What You'll Actually Do

The Assistant Manager role at Sedona Ranch sits at the intersection of the leasing office and the back office. You're supporting residents face to face one minute and reconciling rent collections the next. Olympus Property is direct about this: the position covers a wide range of daily functions, and that's by design.

On the financial side, you'll handle rent collection, make sure deposits hit before bank close each day, and maintain accurate records in the property management system. RealPage/Onsite experience is strongly preferred here, so familiarity with that platform matters. When a resident moves out, you'll assess the unit condition and make sure the final account statement goes out promptly with the correct disposition. Delinquency follow-through is part of the job, not a side task.

On the leasing side, you'll step in to show apartments when the team needs coverage and participate in retention efforts and community events. You'll also inspect make-ready units before move-in to confirm they meet standard. If something's off on a punch list item, you're the one catching it before the resident does.

When the Property Manager is out, you run the office. That means fielding resident complaints, keeping the team on track, and knowing when to escalate a liability issue or legal complaint to your Regional Manager and the corporate office. You'll also keep a running awareness of the local submarket: nearby construction, hiring trends, competing communities, anything that could affect occupancy or income at Sedona Ranch.

The schedule is Monday through Friday, 9 AM to 6 PM, with some flexibility expected for resident events and the first weekend of each month. That's worth knowing upfront.

What You Bring

  • Onsite experience as an Assistant Manager or a cross-trained Leasing Consultant
  • Comfort handling rent collections, deposits, and resident account reconciliation
  • RealPage, Knock, or Onsite software experience (strongly preferred)
  • The ability to handle a difficult conversation with a resident in the morning and run leasing traffic in the afternoon without losing composure
  • Attention to detail on financial records and make-ready inspections
  • Willingness to step into the Property Manager seat when needed

Context Worth Having

The Assistant Manager role is one of the more honest proving grounds in property management. You're close enough to operations to understand how a property actually runs, and visible enough to leadership that strong performance gets noticed. Many regional managers and property managers came up through this position. The skills you build here, specifically rent collection discipline, submarket awareness, and team coverage, transfer directly if you move to a larger asset or a fee-managed portfolio down the road.

Olympus Property has earned recognition from the National Apartment Association as a top employer three consecutive years.
