Assistant Manager work is really two jobs running in parallel. You're keeping the financial side clean, collections current, and records accurate while also staying visible to residents and backing up your leasing team when traffic picks up. The skills this position uses hardest are financial accountability, resident communication, and operational follow-through. If any one of those three is weak, the property feels it quickly.

At Olympus at The Woodlands, you'll be the person who makes sure rent is collected and deposited before bank close each day, that move-out account statements go out promptly, and that the office files stay organized and confidential. On the delinquency side, you're not just running reports. You're actively managing the process and escalating appropriately when legal or liability issues surface. The Business Manager leans on you to hold things together during absences, so you need to be comfortable stepping into that decision-making seat without a lot of notice.

The leasing piece is real here, not just a checkbox. You'll jump in to show apartments and support resident retention, which means you need to read a prospect quickly and adjust your approach. Community events and the first weekend of each month require schedule flexibility, so if your availability is rigid, this probably isn't the right fit.

What the Day Actually Looks Like

A typical morning might start with pulling delinquency numbers, following up on outstanding balances, and checking whether make-ready units are actually ready for their move-in dates. Punch list items have a way of appearing at inconvenient times. By midday you could be handling a resident complaint that needs to be resolved before it becomes a formal issue, and by afternoon you're helping a leasing consultant close a prospect who came in without an appointment. Knowing the submarket matters here. The Woodlands is a competitive corridor, and staying current on new construction activity and nearby hiring trends gives you real context when you're talking to prospects about why your community makes sense for them.

RealPage and Onsite experience will make your first few weeks considerably less painful. Olympus uses these platforms for operations, so if you've worked in them before, you can focus on learning the property rather than learning the software at the same time.

What Separates Strong Candidates Here

We've seen plenty of leasing consultants cross-train into assistant manager roles and struggle with the financial discipline side. The candidates who do well in this role tend to be the ones who are already comfortable with collections conversations, can read a T-12 without needing it explained, and don't treat the accounting functions as someone else's problem. Prior onsite experience as an Assistant Manager or a cross-trained leasing consultant is required, and that background genuinely shows in how quickly someone gets productive here.

  • RealPage, Knock, or Onsite software experience (strongly preferred)
  • Comfort managing collections, deposits, and move-out dispositions
  • Ability to cover Business Manager responsibilities when needed
  • Schedule flexibility for the first weekend of each month and periodic resident events
