Assistant Property Manager

The morning starts with a stack of rent receipts to reconcile before the bank deadline, a maintenance call forwarded from a resident who moved out last week, and a leasing consultant flagging a prospective renter waiting in the lobby. That's a normal Tuesday at Cadia Crossing, and it's exactly the kind of morning this role is built for.

What This Role Actually Covers

As Assistant Manager at this Olympus Property community in Gilbert, AZ, you'll sit at the intersection of operations, finance, and resident relations. You'll keep financial records accurate, ensure all rent collected hits the bank before close each day, and manage move-out account statements with the kind of precision that protects the property from disputes down the line. Delinquency monitoring and rental collections fall in your lane, and you'll need to be comfortable working through those conversations with residents directly.

On the leasing side, you'll step in to show apartments when volume demands it and inspect make-ready units before move-in to make sure they meet standard. Resident retention, community events, and day-to-day service issues are also part of the job. When the Property Manager is out, you step into that seat and keep operations moving without a gap.

Staying current on the submarket matters here too. Gilbert is a growing East Valley market with active new construction, which means knowing what competitors are offering and how nearby retail and hiring trends affect traffic and occupancy is part of how you add value beyond the office.

What Strong Candidates Bring

  • Prior onsite experience as an Assistant Manager or a cross-trained Leasing Consultant
  • Familiarity with RealPage, Knock, or Onesite (strongly preferred)
  • Comfort handling financial records, deposits, and collections with accuracy and discretion
  • Availability Monday through Friday, 9 AM to 6 PM, with flexibility for resident events and the first weekend of each month
  • A systematic approach to detail without losing sight of the resident experience

Pay runs $22.00 to $24.00 per hour depending on experience, with monthly renewal incentives and quarterly bonuses on top of base. Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, tuition reimbursement, pet insurance, an apartment rental allowance, and a sabbatical program. Olympus has earned recognition as a top employer from the National Apartment Association three consecutive years running.

From a career standpoint, the Assistant Manager role is one of the most instructive positions in residential property management. You're building fluency in collections, financial reporting, leasing, and team coordination simultaneously. That combination is exactly what prepares someone to move into a Property Manager role. Candidates who treat this position as a training ground for full-site ownership tend to advance quickly, and Olympus has a stated commitment to internal career pathing.
