Assistant Community Manager
Waypoint Management ServicesWhat This Role Actually Builds
The Assistant Community Manager role at a multifamily property is one of the most skill-dense positions in residential property management. You're touching leasing performance, financial operations, compliance, and team development at the same time. At Waypoint Management Services in Vero Beach, that means working alongside the Community Manager to keep a premier multifamily community running well across all of those dimensions simultaneously.
The financial side gets real here. You'll work through delinquency, support rent collection, track the rent roll, and flag reporting issues before they compound. If you've only done leasing up to this point, this is the role where you start reading numbers, not just running traffic. That shift from leasing consultant to ACM is one of the most important career transitions in multifamily, and the financial exposure you build here is exactly what separates future Community Managers from people who plateau in leasing.
Day-to-Day Responsibilities
The week-to-week workload covers a lot of ground:
- Supporting the leasing team through coaching, training, and operational accountability
- Tracking make-ready schedules and occupancy reports to keep turns on schedule
- Monitoring renewals and helping execute pricing recommendations based on market surveys and occupancy goals
- Executing sales and marketing strategies to bring in qualified prospects and retain current residents
- Keeping lease files, resident records, and administrative reporting accurate and current
- Maintaining compliance with applicable federal, state, and local regulations
- Assisting with evictions when delinquency reaches that point
Weekend availability is required, which is standard at stabilized multifamily properties. If that's new information, factor it into your decision. If it's familiar, you already know the tradeoff: weekday flexibility often compensates for it.
What Sets Strong Candidates Apart
Waypoint prefers Yardi experience, and that preference matters. Candidates who already know how to pull reports, process charges, and manage lease data inside a property management platform can contribute from week one instead of spending the first month learning the software while also learning the property. Microsoft Office proficiency and comfort with social media round out the tech expectations, but Yardi fluency is the real differentiator at the application stage.
Beyond software, the ACMs who move up quickly tend to be the ones who treat the financial reports as seriously as the leasing board. If you're already tracking NOI at a conceptual level, monitoring where delinquency is trending, and thinking about concessions in terms of their effect on net effective rent, you'll find this role accelerates your trajectory toward a Community Manager seat faster than most positions at this level.
Waypoint offers a compensation package that includes monthly leasing and renewal bonuses, an employee housing discount program, subsidized medical, dental, and vision benefits starting on day one, a 401(k) with company match, 120 hours of PTO in year one with progressive increases, and a professional development program. The bonus structure ties your income to the property's leasing performance, which keeps incentives aligned and rewards people who actually drive results.
