Day to day, you're doing two things at once: resolving maintenance issues (HVAC, plumbing, electrical, appliances) and keeping the make-ready process moving so turns are completed on time and new residents can take occupancy without delays. Those two tracks pull in different directions when a unit is down, a service ticket is aging, and a vendor is late. Managing that tension is where the real work happens.

Beyond reactive work, you'll own preventative maintenance programs, which is where asset preservation actually lives. PM schedules catch problems before they become capital expenditures, and a manager who understands that connection tends to earn a lot of trust from ownership and leadership quickly. You'll also handle grounds upkeep, safety compliance, OSHA standards, and participate in an on-call emergency rotation on weekends.

What You Bring

  • At least 5 years working in the trades, facilities, or residential building maintenance
  • HVAC, EPA, and/or NAPE certification
  • Solid knowledge of HVAC, plumbing, electrical, and appliance repair, plus basic carpentry, drywall, and paint skills
  • Familiarity with complex mechanical systems (central plant, split systems, boilers, chillers) is a strong differentiator
  • Working knowledge of OSHA, MSDS, and risk management practices
  • Supervisory experience and the ability to motivate a crew, not just direct one
  • Comfort with technology platforms and basic Microsoft Office proficiency
  • Physical ability to handle up to 50 pounds of force frequently, climb ladders, and work in variable outdoor conditions
  • Availability for emergency on-call and weekend rotations
