Assistant Maintenance Manager

You're still in the tools regularly, but you're also responsible for making sure others are doing the work correctly and on time.

What the Work Actually Involves

The make-ready process is central to this job. Turns need to move quickly and cleanly so apartments are ready to lease without delays. You'll own the punch list mentality: thorough walkthroughs, no shortcuts, units handed off in move-in condition. Beyond turns, you'll handle HVAC, plumbing, electrical, and appliance repairs across the property, respond to resident service tickets with genuine follow-through, and keep preventative maintenance programs running on schedule rather than reacting to failures after the fact.

The building itself demands attention. Grounds upkeep, snow removal, common area cleanliness, and safety compliance all fall within your scope. Bozzuto places real weight on asset preservation, which means this role isn't just about fixing things when they break. It's about protecting the long-term condition of the property. You'll also be expected to work weekends and participate in the emergency on-call rotation. That part of the job is real, and it's worth knowing upfront.

What You Need to Bring

• At least 5 years of experience in the trades, facilities, or residential building maintenance
• HVAC, EPA, or NAPE certification
• Working knowledge of HVAC systems, plumbing, electrical, and appliance repair
• Basic carpentry, drywall, and painting skills
• Familiarity with OSHA, MSDS, and risk management standards
• Exposure to complex mechanical systems such as boilers, chillers, central plant, or split systems is a plus
• Prior supervisory experience, even informal, is preferred
• Comfort with technology platforms and basic Microsoft Office proficiency
• Physical ability to lift 25 to 50 pounds regularly, climb ladders, and work in variable weather
