Mid-rise and high-rise apartment communities in the greater Seattle area carry mechanical complexity that garden-style properties simply don't. Central plant systems, boilers, and sophisticated HVAC infrastructure mean that keeping a building performing at a high level requires someone who thinks like a technician and leads like a manager. This role exists at that intersection.

Bozzuto is hiring an Assistant Maintenance Manager at their Mountlake Terrace community, and the scope here goes well beyond turning units and handling service requests. This is a hands-on leadership position where you'll work alongside the maintenance team, set the standard for workmanship, and carry real responsibility for the long-term condition of the asset.

What This Role Actually Covers

Day-to-day, you're splitting your time between direct technical work and team oversight. You'll diagnose and repair across HVAC, plumbing, electrical, and appliances, while also managing the make-ready process to keep turns moving on schedule so leasing has inventory to work with. Preventative maintenance programs fall under your watch, and executing those consistently is what separates a building that holds its value from one that doesn't.

You'll also carry after-hours responsibility through an on-call rotation and weekend availability. That's a real part of the job, not a footnote. Emergency calls for a community with complex mechanical systems can range from a boiler issue in January to a plumbing failure mid-week. Candidates who've handled that kind of unpredictability in a residential setting will have an easier adjustment.

Additional responsibilities include:

  • Responding to resident service tickets with timely follow-through and documented completion
  • Maintaining compliance with applicable building codes, OSHA standards, and safety protocols
  • Overseeing grounds upkeep, snow removal, and common area cleanliness
  • Keeping all building systems running at peak efficiency

What Bozzuto Is Looking For

Five or more years working in the trades, facilities, or residential building maintenance is the baseline. HVAC, EPA, or NAPE certification is expected. Supervisory experience is preferred, and given the leadership component of this role, candidates who've coached less experienced technicians or overseen a crew will have a clear advantage over those with deep technical skills but no management exposure.

Familiarity with complex mechanical systems, including split systems, central plant, chillers, and boilers, is a genuine differentiator here. Many applicants will have solid apartment maintenance backgrounds. The ones who stand out will also understand how those larger systems behave, how to troubleshoot them, and how to build a PM schedule around them.

  • Strong written and verbal communication skills
  • Comfort with property management software, apps, and the Microsoft Office suite
  • Basic carpentry, drywall, and painting capability
  • Physical ability to lift 25 to 50 pounds frequently and work in varying weather conditions
  • A detail-oriented, safety-first approach to every task

The salary range for this position is $62,400 to $66,560, with additional bonus opportunities. Benefits include medical, dental, and vision coverage, 20 days of paid time off plus holidays, a 401(k) with company match, and tuition reimbursement.
